Home Information Packs have been introduced in England and Wales as a compulsory part of selling your home. ‘Hips’ are designed to improve the way people buy and sell their homes and encourage home owners to become more energy efficient.

What Is In A Home Information Pack

The Home Information Pack contains important information that buyers and sellers need to know.  Home Information Packs including Energy Performance Certificates were introduced on a phased basis from 1st August 2007.

The following compulsory documents must be included in a HIP:
	Home Information Pack index
	Energy Performance Certificate (EPC)
	Sale statement – basic information about the sale such as the name of the seller and the property address
	Standard searches
	Evidence of Title
	Leasehold documents

What Is An Energy Performance Certificate (EPC)?

An EPC will inform buyers and sellers of a property’s energy efficiency.  By using ‘A to G’ ratings like those used on appliances such as refrigerators and washing machines.
